Post-Hurricane Building Envelope & Systems Evaluation – Luxury Oceanfront Condo

Project Overview

Fronting the Atlantic Ocean in Key West, this premier two-building condominium complex is constantly exposed to salt-air corrosion and high-velocity hurricane winds. Comprised of four-story residential units elevated over ground-level parking, the complex sits on a sophisticated combination of deep foundation pilings and slab-on-grade construction.

Following recent major hurricane events, the Condominium Association retained G.M. Selby to conduct a proactive, deep-dive forensic evaluation. Our mission was to identify latent storm damage and evaluate the long-term performance of the building’s structural and mechanical systems in a high-corrosion environment.
