Oceanside Plaza

Project Overview

Oceanside Plaza is a coastal high-rise located on Collins Avenue in Miami Beach. Following Hurricane Irma, the building experienced extreme cyclic loading that caused significant structural damage. G.M. Selby was engaged to perform a comprehensive forensic engineering inspection to assess damage, determine structural integrity, and design repair solutions to fortify the building against future storms.

Project Background

As a waterfront high-rise, Oceanside Plaza was exposed to hurricane-force winds and waves that stressed the building envelope and internal structures. The condominium association required a thorough evaluation to ensure the safety of residents and the long-term durability of the property. The project focused on identifying hidden damage, assessing structural performance, and developing engineering solutions to restore and reinforce the building.

Inspection Methods & Analytical Approach

Comprehensive Visual Inspections

Exterior and interior areas were visually examined to identify surface damage, deterioration, and signs of structural distress.
01

Infrared Thermography Scanning

Thermal imaging was used to detect concealed moisture, hidden defects, and subsurface issues not visible during standard inspections.
02

Structural Data Collection & Analysis

Measurements and field data were evaluated to determine the building’s structural integrity and its ability to withstand current and future loads.
03

Engineering Repair & Reinforcement Planning

Targeted repair strategies were developed based on observed conditions and analytical results to restore safety and long-term performance.
04

Scope of Work

G.M. Selby provided full forensic engineering services, including:

  • Visual inspection of all affected units and structural components
  • Non-Destructive Testing (NDT), specifically infrared thermography, to detect moisture within walls and ceilings
  • Evaluation of structural elements for evidence of cyclic loading and hurricane-induced stress
  • Engineering calculations and design of repair and fortification measures
  • Recommendations to prevent future damage and enhance resilience

Project Significance

The Oceanside Plaza Forensic Engineering Inspection was essential to ensure the safety, habitability, and structural integrity of a hurricane-affected high-rise. Through detailed forensic evaluation and engineering analysis, G.M. Selby provided actionable solutions for repair, fortification, and long-term resilience. This work supports the condominium association in maintaining a safe, durable, and storm-ready property.
